How do I apply?

What do I need to apply?
A completed application, photo ID, proof of income (pay stubs or offer letter), and a security deposit. We run a credit and background check.
How long does the application take?
Most applications are processed within 1–2 business days.
What is the minimum income requirement?
Generally 2.5–3x the monthly rent in verifiable income. We consider all income sources.
Do you accept co-signers?
Yes, in some cases. Contact us to discuss your situation.
Pets
Are you pet-friendly?
Yes — cats and dogs are welcome at most of our communities. Some breed and size restrictions apply.
Is there a pet deposit?
Yes. A refundable pet deposit is required at move-in. Contact us for current rates.
What about service animals and ESAs?
Service animals and emotional support animals are welcome at all communities with appropriate documentation.
Parking
Is parking available?
Yes — surface parking is available at all five communities. Some communities charge a small monthly fee. Ask at the time of application.
Is parking assigned or unassigned?
It varies by community. Contact us for the specific property you're interested in.
Maintenance
How do I submit a maintenance request?
Through the resident portal online, or by calling (937) 882-2322 during business hours.
What counts as an emergency?
Water leaks, no heat in winter, no hot water, electrical hazards, and security issues are emergencies. Call (937) 882-2322 — we have 24-hour emergency coverage.
How quickly do you respond to maintenance requests?
Emergency requests are addressed within hours. Non-emergency requests are typically resolved within 1–3 business days.
Do I need to be home for maintenance?
Not always. We'll coordinate with you on the best approach.
Section 8 / Housing Choice Voucher
Do you accept Housing Choice Vouchers (Section 8)?
Please call us at (937) 882-2322 to ask about Section 8 acceptance at specific communities, as it varies by property.
Move-In & Move-Out
What is the security deposit?
Typically one month's rent. The deposit is held and returned within Ohio's statutory timeline following move-out, minus any documented damages.
What are the lease term options?
We primarily offer 12-month leases. Month-to-month may be available in some cases — ask us.
What happens at move-out?
We conduct a move-out inspection. The apartment should be returned in the same condition as move-in, normal wear and tear excepted.
